We completed a comprehensive redevelopment of the former Stewart Plastics site in Croydon, delivering eight new warehouse and industrial units totalling 60,800 sq.ft. The site is divided into two parcels of land by a newly proposed road, which provides additional access to Valley Retail & Leisure Park. Each unit benefits from separate customer and staff parking areas, with clear divisions for delivery vehicles, whose primary access is also via the new link road.

The design rationale responds to the needs of modern industrial operators and incorporates feedback received during the planning process. It addresses the site constraints and provides a contemporary architectural response to the requirements of the proposed use. A carefully considered elevational treatment enhances the legibility of the scheme, defining each unit with a pronounced entrance while maintaining a consistent architectural language across the development. The scheme achieved the following sustainability credentials: BREEAM Excellent (shell only), net‑zero development (with carbon‑offset measures) and an EPC ‘A’ rating.
