Legal & General, in collaboration with Manchester City Council, has initiated a comprehensive project to revitalise Piccadilly Gardens, one of Manchester’s most prominent public spaces. Recognised as a central hub, Piccadilly Gardens sits along the primary pedestrian route from Piccadilly Station and sees weekly footfall of more than 300,000 people.
The ambitious redevelopment plan includes the construction of a new pavilion building housing four family‑friendly restaurants, enhancing the food and drink offer in the area. The project also introduces a new covered public space, providing a communal gathering point for visitors.
To further enhance the setting, the design incorporates raised lawn areas with integrated lighting and seating, creating a comfortable and visually appealing environment. Ornamental planting will enrich the landscape, while approximately 16,500 sq.ft of new paving will improve accessibility and circulation.
With an estimated budget of £10 million, the redevelopment of Piccadilly Gardens represents a significant investment in the city’s public realm and a catalyst for economic activity. The project is expected to generate more than 80 full‑time equivalent jobs, supporting local employment and contributing to the wider community.
