We are delighted to announce the successful completion and handover of a new, state‑of‑the‑art industrial temperature‑controlled cold store at Arlington Business Park in Theale, West Berkshire. Delivered through the comprehensive refurbishment and expansion of an existing warehouse on a formerly vacant industrial plot, this project was completed in partnership with our client, Pulleyn Specialist Transportation (part of the CubeCold group). The development has been built on a flood plain, with Warehouse 4 constructed on stilts using an innovative structural solution developed in collaboration with BE Design.

CubeCold offers specialist, temperature‑controlled transportation services across the UK, Europe and globally. Their expertise includes the transport of sensitive pharmaceutical and medical goods, such as blood plasma, as well as fine art, valuables and chilled or frozen products.

The material palette has been thoughtfully selected for both aesthetics and functionality. The development utilises cladding in complementary green hues for both the new extensions and the re‑cladding of the existing warehouse. These subtle colour variations are inspired by tree canopies with naturally differing shades of green. Minimising joints within the cladding system ensures the most thermally and energy‑efficient solution. This focus on sustainability has resulted in three distinct built forms, breaking down the massing into simple, legible blocks.

The development features high‑efficiency Mechanical & Electrical (M&E) systems designed in collaboration with MBA Consultants. These systems incorporate photovoltaic (PV) panels strategically installed on the roof to significantly reduce the building’s energy consumption and carbon footprint. By harnessing solar power, the PV panels contribute to sustainable energy generation and operational savings.

Additionally, the design team has optimised the internal layout to maximise pallet positions, ensuring our client benefits from the most efficient storage solution possible. This considered approach not only enhances storage capacity but also streamlines operations, ultimately improving productivity and reducing operational costs. The synergy between advanced M&E systems and intelligent space planning exemplifies our commitment to delivering innovative and sustainable solutions tailored to our client’s needs.

Working closely with Project Managers Knight Webb, Main Contractors Tanro and a dedicated team of consultants and specialist subcontractors, we have successfully completed the project, and CubeCold are now fully operational.
