This industrial development will revitalise a derelict brownfield site in Croydon, delivering an additional access road and accommodation for eight new warehouse/industrial units
The proposals comprise the comprehensive redevelopment of the former Stewart Plastics site in Croydon to deliver eight new warehouse/industrial units totalling 60,800 sq.ft. The site is split into two parcels of land by a newly proposed road, which will provide additional access to Valley Retail & Leisure Park. The units will have separate customer and staff car parking areas with clear divisions for delivery vehicles with their main access also via the new link road.
The proposed design rationale responds to the requirements of modern industrial operators and takes on board feedback received during the pre-application discussions. The design addresses the site constraints and provides a contemporary response to the requirements of the proposed use. The proposals utilise the elevational treatment to enhance the legibility of the scheme, defining each unit with a pronounced entrance whilst retaining a consistent architectural language across the proposed development. The scheme achieves the following eco-credentials: BREEAM Excellent (Shell Only), Net Zero Development (with carbon offset scheme) and has an EPC ‘A’ rating.
